Abatements

Before filing for an abatement, ask the following questions:

1. Is the information on my property correct?

2. Does my value reflect the sales prices of comparable properties in my neighborhood?

3. Is my value in line with comparable properties in my neighborhood?

You may appeal your assessment (not your taxes) to the Assessors on a state-approved form that is available at the Assessors Office at City Hall from the time the tax bills are mailed in December until the tax bills are due on February 1, 2012. 

The completed and signed application must be received in the Assessors Office no later than 5:00 PM on February 1, 2012. State law prohibits Assessors from acting on an application that is filed late.

Since you are appealing your value, and not your taxes, you must pay your taxes pending your appeal.

To research sales in the city click on one of the links below. Relevant sales to compare to your house are sales that occurred in late 2009, 2010 and early 2011 for properties that are similar in size and style to your property and are in your neighborhood.

On your abatement application, you should list sales of comparable properties in your neighborhood that you believe support the contention that your property assessment does not represent fair market value as of January 1, 2011.
